Do I need a Real Estate Agent when I buy Property in Costa Rica ?

The answer is “no,” but for most foreigners, it’s basically necessary. Unless you’re familiar with the area and speak fluent Spanish, having a real estate agent is the best way to find the right locations, prices, and terms. The agent is your representative when you’re searching for the perfect property to buy or rent. Without an agent on your side, you may find yourself beleaguered by the choices, the language, or the legal terms and conditions involved.

It is important to note that there is no laws requiring realtor training or experience for certification. Your search for an agent will begin with finding those that are actually as experienced as they say they are; without laws, there is no way to actually verify the experience or training claims of an agent without doing your own research. Proceed with caution when dealing with any realtors or agents in the country, as there are many who claim their level of professionalism to be much higher than it actually is.

Choosing the Right Agent

Your agent needs to be reliable, stable, and experienced in the area, which are all things a permanent resident will hopefully be.

Make sure your agent is a member of the Chamber of Real Estate Agents !

Only work with agents who are established in their area as well. If your agent claims to work in a certain area of Costa Rica, and yet you see no marketing or advertising about them at all, they may not live up to their claims. What you really want to look for is a history of some kind. Agents who have been in the business for several years have contacts, recognition, and even references. Most that are worth working with will also have websites.

Advantages of the Agent

Simply put, a real estate agent is an experienced guide in a world of sales, listings, and possibilities. As in other countries, your real estate agent will help you to find properties which are worth investing in. They can help to facilitate the deal, and direct you toward legal services if they are required.

Trustworthy real estate agents are also extremely familiar with some of the more popular municipalities of the country, meaning if you want to find the right deals on coastal properties, they may be the best source of information on affordable prices and terms. Again, finding a real estate agent that you can rely on is your primary concern, but once you do, you will have a good resource that can help you to find new properties and opportunities. While it is possible to do all of this without a real estate agent, the process could take much longer, and the price you end up with could be dramatically higher.
